Landlord Property Renovation – Daventry
We recently completed our latest Landlord property renovation in Daventry on behalf of a letting agent client, this was one of our largest projects yet for a landlord. The property had been neglected by the previous tenants, the garden was vastly overgrown with various wooden pallets and other rubbish left behind. Internally the smell was horrendous due to the carpets being saturated with pet urine and a very distinct “Sweet” odour! A new kitchen and bathroom were required with new flooring and decorating throughout. As a landlord, you want to protect your investment and see the biggest rental return per calendar month possible, and that’s where we can help you!
Garden & Exterior
The garden had a vast amount of pallets and other rubbish dumped in it, plus it was so overgrown residents couldn’t walk on the public footpath, and access to the front of the property was limited. In total 4 skips were required to remove the waste, a tower, hedge trimmers, and a chipper was needed to cut everything back. An area where dogs were allowed to do their business was transformed into a nice stoned sitting area, bordered with a new picket fence and 2 x brand new gates to front and rear. Gutters and UPVC were cleaned with external painting to the garage and front, the local residents were so pleased they fetched us Coffee and beer on a Friday afternoon! They couldn’t thank us enough as they said we had increased the value of their houses by £10k in the street!
Interior Refurbishment & Decorating
The kitchen was dated and wasn’t using most of the space, the same applied to the bathroom and the lounge. We removed a dated fireplace and knocked through to the extension making a large lounge/diner and family room. A new kitchen and bathroom were supplied and fitted with new flooring fitted throughout once the property was decorated in a neutral cream opening up the space and feel of the rooms. Electrical works were also carried out with a new fuse box, sockets, light fittings, smoke, and CO2 alarms fitted and certificated for the Landlord.
Constant updates on our progress were sent to the clients via Video on WhatsApp, any issues we came across were highlighted with potential solutions. Our ethos is to take away the stress and hassle for the landlord in dealing with numerous different contractors whilst providing a quick turnaround to a high standard ready for sale or let.
On completion, the property was put on the market at £900 pcm which was a significant increase on the previous rental value and was let soon after on its first viewing.
