Landlord Property Maintenance – Daventry
We were recommended to a Landlord who has several properties in Daventry, unfortunately one of their properties had been neglected by the tenants which had been left empty for some time due to a dispute over finances/deposit. The landlord lives in Lancanshire and is unable to visit the area due to personal circumstances, therefore they were looking for a contractor that specialised in Landlord Property Maintenance Services who they could trust and carry out all elements of the project.
On inspection to the 3 bed terraced house we prepared an initial report with our recommendations which were accompanied by a walk round video to assist the landlord in getting a feel for the property and the work that was required. After consultation it was agreed that a complete refurbishment was required to get the property in a condition ready to rent once again.

Phase 1 – Preparation
We carried out a house clearance of all the rubbish left inside and outside the house, removed and disposed of the carpets, cut back all the bushes, trees with a general tidy of the garden plus a pre clean in preparation for decorating. The garden was heavily overgrown with the entrance to the front door blocked by all the bushes, In addition we cleared out the existing guttering as the overflow of water was affecting the brick work.
Phase 2 – Refurbishment & Decorating
Several layers of wall paper had to be stripped throughout the house, numerous walls were then plastered to provide a smooth service for us to decorate. Whilst this was happening the existing kitchen was ripped out and a new kitchen was supplied and fitted in consultation and chosen by the client. As our client was unable to attend the property it was important for us to keep her updated on our progress with numerous video’s and pictures, this keeps our client informed giving them peace of mind. As part of the refurbishment we also used a qualified electrician to fit a new fuse board plus replace all the sockets and light fittings.
Phase 3 – UPVC windows & Cladding
This work is currently being undertaken at the date of this blog. As all the windows were blown and the doors rotten it was necessary to replace them all with new UPVC windows and doors. These had to be made so to keep costs down for the landlord we are replacing the external rainwater goods and all the external cladding at the same time.
Once the above is complete it will be a case of snagging, touch ups, fitting new flooring and a sparkle clean ready for the letting agent to arrange viewings for prospective tenants. Once all the work is completed we will write another blog showing you the end results.
